Selling is a series of decisions about timing, preparation, price and presentation. My work is to make each one understandable before you make it.

The selling process

    Goals and timing

    First I'll ask what you need this sale to accomplish and when. Whether you're buying next, how much overlap you can carry, what has to be packed or handled before showings begin, who else is involved in the decision, and how much disruption your household can absorb. From there, I help you set a sequence that fits your life instead of a generic calendar.

  2. 02

    Preparing the property

    I'll walk the home with you and sort preparation into what's worth doing, what's optional and what can be left alone. Usually that means decluttering and depersonalizing, deep cleaning, touch-up paint, small repairs a buyer would notice, tidy landscaping, and making sure light and entry points feel open. For anything structural or system-related, I'll suggest getting an opinion from a licensed contractor or inspector rather than deciding by guesswork.

    A pricing conversation grounded in real information

    Pricing is a discussion, not an instant number. I review relevant available information with you — comparable homes that have recently sold, what is currently competing with yours, how long similar homes have been taking, and how your home's condition, updates, layout and location differ from the others. You'll see the reasoning, not just a figure, and you make the final call. I won't post an automated valuation or promise a sale price or timeline, because no agent can honestly guarantee either.

    Marketing and communication

    Once you're ready, your home is presented with care: quality photography, an accurate and specific written description, syndication through the brokerage's channels and the multiple listing service, and coordinated showings. You'll hear from me regularly with what I'm seeing — showing activity, feedback, and whether anything suggests a change in approach — and I'll bring you every offer with the terms explained, not just the price.
