The buying process

A conversation about goals
I'll ask why you're moving and what you want the next few years to look like: household size now and later, whether you need a dedicated work space, how you use a kitchen and outdoor space, pets, guests, and how long you expect to stay. That conversation shapes everything that follows, and it's fine if some of it is still undecided.

Priorities and budget, with lender input
Money questions belong with a lender. A lender can review your income, credit and documentation and tell you what you qualify for, what loan programs are available to you and what your monthly payment would actually include. With their numbers in hand, I help you translate a comfortable payment into a realistic search range and decide which priorities that range supports — square footage, location, lot, condition, or the balance among them. I can share names of lenders to interview; the loan advice is theirs to give, not mine.

Search and compare
You can browse active listings yourself on the home search site, and I'll help you read what you find: how a floor plan would work with your furniture and daily routine, which trade-offs are structural versus cosmetic, what a home's age, systems and past updates suggest to ask about, and how two homes you like actually compare on the things you said mattered most. Anything requiring professional judgment goes on a list of questions to investigate with an inspector, contractor, surveyor or the relevant specialist.

When a home is worth pursuing, I'll walk you through what a written offer contains, which dates and deadlines you're committing to, how inspection and appraisal periods work, what your lender needs and when, and what to expect between mutual acceptance and closing. You'll get prompt answers and honest framing, including when the reasonable step is to keep looking.
